The first step if you are considering letting your property is to ask our firm to provide you with a free, no obligation rental appraisal. We will visit your property and offer advice on any aspect of the letting procedure that you require. This will include advice on any legal requirements and on the various safety regulations that you are required to comply with. If necessary we will make suggestions of any improvements that we feel would benefit the property prior to letting. We will also provide a realistic rental figure based on comparable types of property in your area and the demand for your particular type of property.

LETTING SERVICE INCLUDES: Advertise the property on our website, in the local paper, in our office display and on rightmove.co.uk Eye catching ‘To Let’ board at the property We contact any suitable tenants that we have registered looking for rented accommodation Arrange safety checks as required under the gas and electrical safety regulations Accompany prospective tenants to view your property Reference prospective tenants via the Letsure Tenant Assessment Service Prepare a detailed Inventory and Schedule of Condition of the property including colour photographs Prepare the Tenancy Agreement on your behalf or liaise with your Solicitor over the preparation of this. Contact the utility suppliers and the local council and advise them of the new tenants’ details Collect the first months rent, the dilapidations deposit and complete the signing of the Tenancy Agreement and hand over the keys At this point you then have a choice as to whether you would like to manage the property yourself or if you would like us to provide you with a full management service as detailed above right.
