The firm are members of both the National Association of Estate Agents and the Royal Institute of Chartered Surveyors (RICS). As members of the RICS you have the peace of mind that any monies held by the firm on your behalf are covered by the RICS Clients Money Protection Scheme. The firm are also members of The Ombudsman for Estate Agents Scheme and subscribe to their Letting Code of Practice.

The first step if you are considering letting your property is to ask our firm to provide you with a free, no obligation rental appraisal. We will visit your property and offer advice on any aspect of the letting procedure that you require. This will include advice on any legal requirements and on the various safety regulations that you are required to comply with. If necessary we will make suggestions of any improvements that we feel would benefit the property prior to letting. We will also provide a realistic rental figure based on comparable types of property in your area and the demand for your particular type of property.

LETTING SERVICE INCLUDES:
Advertise the property on our website, in the local paper, in our office display and on rightmove.co.uk
. Eye catching ‘To Let’ board at the property
. We contact any suitable tenants that we have registered looking for rented accommodation
. Arrange safety checks as required under the gas and electrical safety regulations
. Accompany prospective tenants to view your property
. Reference prospective tenants via the Letsure Tenant Assessment Service
. Prepare a detailed Inventory and Schedule of Condition of the property including colour photographs
. Prepare the Tenancy Agreement on your behalf or liaise with your Solicitor over the preparation of this.
. Contact the utility suppliers and the local council and advise them of the new tenants’ details
. Collect the first months rent, the dilapidations deposit and complete the signing of the Tenancy Agreement and hand over the keys
At this point you then have a choice as to whether you would like to manage the property yourself or if you would like us to provide you with a full management service as detailed above right.
MANAGEMENT SERVICE INCLUDES:
. Collect the rent on a monthly basis, provide you with a written statement and transfer the money into your account
. Chase the tenants if the rent is not paid on time
. Inspect the property on a regular basis to ensure that it is being maintained to an acceptable standard
. Deal with any problems or maintenance issues that may arise
. Prepare and serve any legal notices as required
. Carry out a final inspection of the property to assess the condition and deal with any dilapidations as required
